The term dilapidation relates to damage that may occur to a building that can be caused by construction work, excavation or demolition work. It’s increasingly common to see more and more homes that have been affected by dilapidation.
What is Dilapidation Report?
A Dilapidation Report is a survey completed by our expert building inspectors here at SMART Building Specialists, which outlines the property or house condition prior to construction work taking place near or around your property. In this dilapidation report, you will find a thorough examination of the property, including both internal and external examinations.
What does a Building Inspection cover?
Pre-Purchase Building inspection (Structural) covers the following:
- Roof cover, valley trays, gutters, down pipes.
- Roof structure including steel supports and tie downs.
- All internal and external brickwork.
- All internal floors areas.
- Structural inspections to timber joists and bearers.
- Brick and concrete stumps.
- Retaining walls.
- Complementary inspection to RCD,s and smoke alarms (Compliance)
Pre-Purchase Building inspection (Comprehensive) covers the following:
- Roof coverings, valley trays, gutters, down pipes.
- Roof structure including steel supports and tie downs.
- Internal and external brickwork.
- All internal floors areas.
- General condition of internal and external doors, frames and windows.
- Kitchen and vanity cabinetry condition.
- Visual inspection of the boundary retaining walls/fences.
- Patios, balconies and stairs.
- Pergolas and paving.
- Fences and out buildings.
- Plumbing overview.
- Safety inspection to GPO,s, RCD,s, mains power board and smoke alarms (Compliance)
- Maintenance issues noted in the report.
Pest Inspection covers the following:
- Full inspection of all timber within the roof cavity and property, (where accessible)
- Full inspection of external garden areas immediate to the main property, (where accessible)
