New Build Stage Inspections

Building a new home is exciting, but things can go wrong if the property is not monitored during the construction. Poor workmanship or non-compliant work are not always obvious and can be concealed during construction. Once the walls are up it’s too late.

At SMART Building Specialists, we carry out stage-by-stage Building Inspections during the construction of a property to check the quality and compliance of work at each step. Our licensed Registered Building Inspectors look at materials being used, workmanship, structural integrity, and how the construction of a property aligns with the approved architectural plans and engineers’ recommendations and specifications.

The report will provide clear photographic evidence of workmanship and defective work based on the Australian Standards and engineers’ requirements. Whether it’s your first build or an investment property, our Registered Building Inspectors will provide you peace of mind and help you deal with issues before they become expensive problems—or problems that cannot be fixed.

What we look for and why it matters

Our stage inspections focus on the critical stages of the build. This includes the foundations, concrete slab, brickwork (internal and external), roof frame structure, waterproofing, moisture-prone areas, and general workmanship.

We inspect all elements of the construction for quality workmanship, compliance with Australian Standards, and that all work is consistent and in keeping with your approved plans provided by the appointed architect and engineer.

Identifying major or minor defects early means they can be fixed before they get covered up, become costly to rectify, or simply cannot be rectified. It’s not just about finding faults; it’s about making sure your home is constructed to a high standard, compliant with the Australian Standards, and that the property is considered safe, solid, and built to last.

Who it’s for and when to book

Stage inspections are strongly recommended for anyone building a new home in Perth. Whether you’re building your first home or investment property, stage inspections help you stay in control and avoid nasty surprises at handover.

Book your inspection before the practical completion stage or key handover stage of the build. Most clients book our stage inspection at the beginning of construction.

Building a New Home? Make Sure It’s Done Right

Building a new home is a big step. It can also be stressful, especially when you’re relying on builders and trades to get every detail right. A stage inspection gives you peace of mind. SMART Building Specialists will inspect every stage of construction for compliance with building standards, codes, and engineers’ specifications.

New homes under construction can still have serious construction issues from poor workmanship, non-compliant work, and non-compliant materials used—and these often get covered up before handover. Once construction is complete, fixing these problems becomes your responsibility. That’s why stage building inspections matter.

What We Check

At SMART Building Specialists, we carry out detailed building inspections at key stages of construction. Our team of registered and licensed builders know exactly what to look for. We check the structural integrity of the building, including concrete slab, brickwork, roof frame, and overall quality of workmanship.

Clear and Simple Reports

On completion of your report, you will receive a clear, detailed document with photographic evidence of construction. We explain in detail the general construction quality, any defects found, and the general compliance and integrity of construction. We provide details of any issues that should be raised with your builder.

Protect Your Build and Your Budget

Whether it’s your first build or a long-term investment, stage inspections help you stay in control of the process. You can raise concerns early, keep things on track, and avoid expensive problems later on.
